We aim to assess properties for their potential to out-perform market trends. By
pursuing this goal, we have on a number of occasions bought properties for
clients, pursued identified active management objectives and re-sold them to
deliver IRRs in excess of 30% p.a.
The department also has hands-on development expertise with established third
party advisers in all aspects of the development process from planning through
to construction, and all the associated professional input that is required to
complete successful new developments.
Case Studies
City Office Investment PurchaseActing on behalf of fund clients, Kinney Green have negotiated the freehold purchase of 90 Fenchurch Street, London EC3, a modern office building of some 77,500 sq ft, as an investment.
The deal involved entering into a forward-commitment to purchase the property (which was pre-let to insurance group Thomas Miller & Co ), conditional upon the vendors carrying out a comprehensive refurbishment (including all plant and machinery), which in turn would trigger the lease to be signed, and then the completion monies to be paid.
The whole process from initial commitment to final purchase took 8 months
5-6 Conduit Street, London W1On behalf of a private property company, Kinney Green purchased this property comprising two office/retail buildings totalling approximately 7,684 sq ft in January 2004 at a price of £3.1m.
44-45 Great Marlborough Street, London W1Kinney Green provided advice on landlord & tenant, planning and redevelopment issues on this Grade A office/restaurant redevelopment, providing a total of approximately 19,500 sq ft.
